Acquisitions
We acquire residential income properties in established California markets — single-family homes and small multifamily buildings with sound fundamentals.
Each opportunity is underwritten conservatively before we commit, with attention to location, condition, rents, and long-term value rather than short-term movement.
Development & Improvement
We invest in the properties we own through renovations, capital improvements, and ongoing maintenance, keeping each building to a high standard.
Where a property supports it, we also add housing — including accessory dwelling units and additional units on existing parcels — planned and built to current standards.
Property Management
We manage our properties directly. Leasing, rent collection, maintenance, and tenant relations are handled by the company, not passed to a third party.
Tenants deal with the same people over time, questions are answered promptly, and properties are kept in good repair.
